Do I have to pay commission to rentaroof if I have found a house?

No, rentaroof is not a broker, so you don't need to pay us if you have found a house. You only pay us to locate that house (as speedily) as possible. It might be possible that the estate agent charges a fee, so please verify with the particular agent when you get in contact.

This makes it easy for you to find a property that meets your specific needs.

How can I contact an agent?

Rentaroof offers the possibility to view the property on the estate agent's website via a link. You will be directly redirected to the property.

Here you can get in touch with the estate agent. However, rentaroof is not involved in making appointments or other contacts with landlords or estate agents. After you have made the initial contact, you can decide together how the further communication proceeds.

I have contacted an agent and they haven't replied. What should I do?

In the current market, unfortunately it is often the case that estate agents receive so many responses to a single property, that they cannot respond to everyone promptly. This could be the reason why you haven't heard anything yet. We advise you to try contacting them again by phone or sending an email. Also, check if the property is still listed online. If you can no longer find it on rentaroof, it is likely that the property has already been rented.

I am interested in a property on rentaroof. How do I get in touch?

Rentaroof itself is not a landlord or estate agent. Our selection comes from various websites with rental properties and websites from the estate agents themselves. To access the contact details of these advertisers, we provide a link to the source from where the property originates. Through this link, you can get in touch with the estate agent. However, you will need to register with us first. You can find more information about this here.

How do I apply for a viewing?

To request a viewing, rentaroof will sent you to the estate agent's website. If you have an account with rentaroof, you will have the option to be redirected to the estate agent's website that offers the property, in order to get in contact with them.

I can't see the landlord's or real estate agent's contact information, what should I do?

In order to access the contact details of all landlords or their estate agents, you must have an account with rentaroof. Once you have an account, you can have the option to be redirected to the estate agent's website advertising the property. From their own website, you can respond to the property. Rentaroof is not involved in setting up appointments or other contact with landlords/estate agents. After you have initiated the first contact, you can decide amongst yourselves how to proceed with further communication.

I want to get notified when new properties become available, what should I do?

Can I search in multiple cities or with multiple bedroom/price combinations?

Yes, you definitely can! However, this cannot be done in one search query, as it would be too confusing. We recommend creating a new search query for each combination.

I am unable to find a balcony or garden (or any other filter) in the search criteria. What should I do?

This filter is not (yet) available. Rentaroof relies on the information provided by the estate agents regarding the properties. At the moment, these specific details are not frequently provided, which is why we do not have such a filter. However, it might be a possibility in the future.

Where does the property listings on your site come from?

We scour estate agents' websites across the UK daily to find new listings. Additionally, we also check major property portals for new offers. We then verify these listings and post them on rentaroof, so you'll always see the most up-to-date properties available.

How do I report a property listing?

We only display available listings that rentaroof identifies as available for rent on other websites. As we update our website hourly, the chances are minimal that a property listed on rentaroof is no longer available. However, if you come across a property that you think is not available anymore, please do not hesitate to email us at [email protected]. I believe a property listing is fake. What do I do?

We take great care in verifying the legitimacy of all listings on our site. However, if you ever come across a suspicious advertisement, don't hesitate to report it directly to us by sending us an email at [email protected]. Or click on the button under the listing with ‘Report an issue with this listing'.

By reporting a fake listing, you are helping yourself, the other customers and us. A listing could be reported for several reasons; you could suspect the listing is fake, the listing could have clear errors in the description or price, there could be an error in the landlord's information, etc.

How do I set up property alerts?

With a free account, you can opt to receive listings that meet your search criteria directly in your email. This gives you a great chance to be the first to respond. You will receive the search results that fit your criteria immediately via email. You can create different property alerts if you have different search criteria and you want to receive offers for them.

How does it work?:

You can create a new property alert by taking the following steps:

- Open the overview of properties in your preferred city

- Set filters such as number of rooms, price ect.

- Click on 'notify me' at the top right.

How do I unsubscribe from emails?

At the bottom of each email you receive from rentaroof, there is a link to 'unsubscribe'. If you click on this, you will be redirected to your account and you can easily stop the email service.

How do I manage my property alerts?

You can manage your property alerts from the property alert overview. Open the user menu by clicking your name on the top right and click on 'My property alerts'. There you can see all the property alerts that you have set up.

Click the city of a property alert to view all the listings that fit that query. If you don't want to be notified about a property alert anymore, simply click 'remove' to delete the property alert.

I want to be notified when new homes become available that match my search criteria. What do I do?

Rentaroof ensures that you are one of the first to be notified of newly listed properties, allowing you to be one of the first to respond to new offerings. The only thing you have to do is create an account and set up a property alert with your search criteria.

How long does rentaroof exist?

The rentaroof website has been live since July 2023, but the organisation behind rentaroof has been in existence for much longer! Since 2006, we have been connecting tenants and landlords, making it easier for both parties to rent or find a property. Over the years, we have gained extensive experience in the rental market and have been able to optimise our product. As a result, we can provide a solution to housing seekers every day, including through rentaroof!

What services do you offer?

Rentaroof offers a platform where you can view all available rental listings throughout the UK. Additionally, you can enter specific search queries, apply filters, save your searches, and receive notifications when new listings that match your criteria become available. However, we are unable to provide information on the availability of a specific property. For that, you will need to contact the property's agent or landlord.

What does rentaroof cost?

The first 3 days are a trial period where you only need to pay £1. After that, your account will automatically transition to premium, and you will be charged £19.99. This way you'll unlock realtors contact details and more!

Why do I have to pay for your services?

To be the fastest with new property listings, we need to build search bots that help us scour the internet for all websites with rental listings. Building and running these bots on a daily basis incur costs. Therefore, we ask for a small contribution to make this possible and ensure that visitors of our website can quickly respond to available rental properties.

Where does the listing inventory on your site come from?

We continuously scan real estate agency websites throughout the UK day and night to gather new listings. We verify the availability of these listings and then publish them on rentaroof. Additionally, we display listings from private landlords on our website. For more information about a specific property's provider, you can utilise a premium account.

I'm looking for a rental property. What should I do?

You can find available rental homes by using the search function on the front page.

Here, you can search among all listings on the website. You can narrow your search with the available filters so only listings that are relevant to you are displayed. You can also search for homes without an account.

Once you've found a home you are interested in, go to the listing and click on the 'contact agent' button to sign up for a premium subscription! You'll need to have a premium subscription to be able to see the landlord's or real estate agent's contact information.

Please note that you must be logged in to be able to see the contact information of the landlord/real estate agent.

How can I stay updated on housing listings that match my search criteria?

Setting up email alerts (property alerts) is a great way to keep up to date with properties coming on the market and a way to not miss that potential dream home. You can receive summary emails of properties which might interest you, that match your search criteria. On the other hand, you can save your property searches so that you can view and run them quickly, and these can also be configured to ensure you receive email alerts for when for when there are new properties in the UK that match your search criteria. How do I create a rentaroof account?

Your account with rentaroof is created after you make a search with your housing preferences, so we can keep you updated via email about the latest offerings. The first 3 days are a trial period where you only need to pay £1. After that, your account will automatically transition to premium, and you will be charged £19.99. This way you'll unlock realtors contact details and more!

How do I delete my rentaroof account?

You can cancel your premium account at any time, for example, through our website. To do this, you need to log in, open the user menu by clicking your name on the top right and click on the 'My account' button. Under 'Manage subscription', you can cancel your premium account. It is also possible to inform us of your cancellation by email. Please notify us at [email protected].
After canceling your premium account, your subscription will end on the last day of the current subscription month. In your account details, you can see when the current month of your subscription ends. Once you have cancelled your subscription, you will receive a confirmation via email, including your cancellation number. We strongly advise you to keep this email safe! Before canceling, please consider whether you are entitled to a cooling-off period. For more information on this, please refer to the cooling-off period.

How do I cancel within the 3-day trial period?

You can cancel the trial period at any time, for example, through our website. To do this, you need to log in, open your user menu by clicking your name on the top right and click on the 'My account' button. Under 'Manage subscription', you can cancel your trial period. It is also possible to inform us by email that you want to cancel. Please send an email to [email protected].

How long does the trial period last?

The trial period lasts for 3 days and costs £1. After that, it automatically transitions to a Premium account where you pay £19.99 per month. You can cancel this at any time. Your subscription will then continue until the end of the running term.

Why is the cost for the trial period so low?

Rentaroof aims to introduce you to our services and wants to lower the barrier for you to try them out. To achieve this, we charge a symbolic amount of £1. By doing so, we hope to provide you with a positive experience using our platform and assist you further in your search for a new rental property.

I want to stop the trial period. How do I do that?

You can easily cancel your trial period by logging in through My account > Trial Period. Here, you can cancel it. Please note that after 3 days, the account will automatically transition to a premium account at £19.99.

How do I unsubscribe from emails?

In every email you receive from us, there is a link provided with the word 'unsubscribe'. If you click on this link, you will be redirected to your account, where you can easily unsubscribe from the email service.

How do I create a premium account?

After the 3-day trial period, your account will be automatically upgraded to a premium account. You don't need to do anything for this transition to occur.

Where can I update my information?

If you log in and visit your My Account page via the user menu, by clicking your name on the top right, you can view and modify your information.

I forgot my password. Where can I change it?

What are search queries?

With a free rentaroof account, you have the option to receive property listings directly in your mailbox, ensuring you are among the first to respond! Our website remembers the search queries you add, so the next time you can get all the search results that match your preferences with just one click.

Will I receive a confirmation after registration?

Certainly, after your registration, you will receive a confirmation email. Please also check your spam folder if you haven't received an email. If you haven't received the email, you can always contact us for assistance.

What do I get out of being a member?

Many property websites do the same thing: they show you listings of rental properties. The moment you view a listing, chances are thousands of other property-seekers have already discovered the same property. When does the fully paid period start?

The fully paid period commences after the 3-day trial period. This will automatically begin, and there's nothing you need to do.

I started a trial subscription and now I’m being charged, why is that?

As stated on our website when you create a subscription, the subscription has a trial period of 3 days for £1, and afterwards you are charged £19.99 at every subscription renewal until the subscription is cancelled.

The subscription is automatically renewed after the trial period and at the start of every new subscription period after that. You are responsible for cancelling the subscription when you no longer want it. This is stated on the website when registering your card, in our terms and conditions which must be accepted before creating an account, as well as in our welcome email that you received when you created your subscription.

Can I cancel my subscription anytime?

Yes, you can cancel your subscription at any time. Please keep in mind that if you cancel your subscription during the trial period, it will not automatically transition into a Premium account. However, if you cancel during the Premium account period, you will have access to your account until the end of the current billing cycle.

Will I receive a confirmation after registration?

Once you have registered, your enrolment will be confirmed via email. However, we kindly ask you to keep an eye on when your trial period ends and your fully paid period begins.

When does a new payment period start?

You can easily keep track of the start of the new period through your account and/or statements. To view the new period, you can log in to your account and follow these steps:

Account > Subscription. Under the heading 'Premium account', you will see when your new period begins.

If you want to keep track of the new periods via your statements, you can easily open the statement. This will show the relevant period for the direct debit and when the new period commences.

I cancelled my premium account last month. Why has money still been taken this month?

If you cancelled your subscription, it will only end at the end of the current month. Therefore, it is possible that after cancelling a final direct debit takes place for the use of your account during the last month of your subscription.

We mention in the cancellation confirmation that a possible final direct debit may occur.

Under 'Account Details', you can view when the current month of your subscription ends in the 'Subscription' section, unless the period has already ended.

I have never signed up for a premium account and money has been taken from my account.

A premium account is created when we receive a payment via credit card or bank account during the registration process. Upon starting the subscription, we explicitly ask you to accept our terms and conditions and automatic direct debit. Only then do we charge your account.

It is common for members not to realise that the subscription automatically continues after the 3-day trial period. We indicate this multiple times during the registration process.

We can determine in our system when you have used our platform. If you still believe that you have not created a premium account with us, please contact customer service. You can send an email to [email protected].

Will there be charges if I don't use my account?

Once you have created an account, you will be charged for our services, even if you're not actively searching for properties. We recommend that during this paid period, you make most of the available time to search for your future home.

Why have I received an invoice?

If the direct debit has failed at the end of the month, the payment remains outstanding. In this case, we will send you an invoice, enabling you to pay the outstanding amount.

If you have not paid the amount after the stated payment term, a debt collection process will be initiated. This will incur additional administration fees.

When will the amount be debited?

The subscription fee will be debited depending on when you started your premium account. You are responsible for ensuring that the balance in the bank account you provided is sufficient at the time of the direct debit.

Why have I received multiple invoices?

It's possible that you have received multiple reminders. We recommend that you compare the invoice numbers. If the numbers don't match, you will need to make both payments. This would then be for separate invoices, such as from two different subscription periods.

Why has my payment failed?

A failed payment can have various causes. In order to debit, there must be sufficient balance in your account and there must not be any direct debit block in place. So always ensure that you have enough balance and no direct debit block on your account. If a direct debit cannot be executed, we will receive a notification from your bank. The payment has then failed. In such a case, we recommend that you contact the bank. They can tell you the reason for the failed direct debit. Within a few weeks of the failed direct debit, you will receive an invoice from us. You must settle this within the specified period.

There has been a double charge. How did this happen?

In principle, a single payment is collected each month for the amount of £19.99 (with a 3-day trial period costing £1). If this has happened more frequently, or you believe something is incorrect, please let us know at [email protected]. We're here to help!
