If you're invited to a viewing – here's what to expect!
Once your documents are in order, it's time to prepare for the viewing itself. Here are some key things to keep in mind during the appointment:
2. Facilities and Finish
- Heating: What type of heating is in place (e.g. gas central heating, district heating, electric)? Ask the landlord or letting agent if it's in good working order.
- Kitchen: Is the kitchen complete and in good condition? Check taps, appliances and cupboard space.
- Bathroom: Do the shower, toilet and drains work properly? Check for limescale or mould.
- Electrics: Do all sockets and light switches work? Ask how many circuits the fuse box (consumer unit) has.
3. Layout and Space
- Practical Layout: Is the property logically laid out? Will your furniture fit?
- Size: Does the actual space match what was advertised? Ask for a floorplan or bring a tape measure.
- Storage: Is there enough built-in storage? Ask if additional storage is available elsewhere, such as a shed or communal storage area.
- Sloped Ceilings: Check for slanted walls or ceilings, as they can affect how you use the space.
4. Noise and Surroundings
- Soundproofing: Can you hear noise from neighbours or traffic? Ask if any soundproofing has been added.
- Local Area: Check what amenities are nearby (e.g. shops, schools, public transport). You could also ask whether the area is more family-oriented, student-heavy, etc.
- Safety: Does the neighbourhood feel safe – both during the day and at night? You might also want to check if there’s a local neighbourhood watch scheme.
5. Costs and Terms
- What’s Included in the Rent? Ask whether bills such as council tax, utilities, and internet are included, and whether there are service charges.
- Tenancy Agreement: What is the length of the tenancy? What is the notice period? Make sure to review your tenancy agreement carefully.
- Deposit: How much is the deposit, and under what conditions will it be returned? Also check the legal rules around tenancy deposits in the UK.
- Condition on Move-In: Will the property be let unfurnished, part-furnished or fully furnished? Clarify this with the landlord.
