The open-plan living area features two trifold windows that open onto a huge patio, ideal for BBQs in the summer or gathering around the fire pit on cooler evenings. The fully equipped kitchen includes a dishwasher for easy clean-ups. Enjoy meals at the statement wooden table or gather around the wood burner on colder nights with the comfort of heated floors. A snug living room and playroom are also available. For entertainment, there's a Smart TV, board games, and reading material. The cottage has four bedrooms, two bathrooms, and a half bath on the ground floor. Three bedrooms feature plush hotel-quality king-size beds, and the fourth bedroom has twin/single beds that can be converted into a king-size bed. The main en-suite bedroom boasts large picture windows framing views of the ancient woodland. The property includes a wildflower meadow at the front and a wild back garden cultivated to attract wildlife.
Free parking is available on Town Road outside the house and a pet-friendly policy is in place with a fee of £25 for the first night and £5 for any additional nights. A maximum of two dogs, no larger than a Labrador, are permitted, provided they are house-trained, not allowed on beds or furniture, never left alone in the house, and any mess is cleared by guests to avoid an additional cleaning fee. Mid-stay cleaning services are available at an extra cost.

No smoking of any kind is permitted inside the property, and failure to comply will incur a £300 penalty. Parties, events, illegal activities, or excessive noise, especially after 9 pm, are not permitted to respect the neighbors. Guests must be at least 25 years of age or older to book. Guests will be asked to sign a Rental Agreement upon booking confirmation and may be required to present an official ID at check-in or during the stay. Outdoor security cameras are in place for safety and security. Guests are responsible for damages that occur or extra cleaning costs as a result of their stay. LED candles only are permitted. No more guests than are listed in your reservation are allowed unless a prior arrangement has been made.
Petham is a quiet village offering a tranquil rural break, though amenities are limited. It's conveniently located near Canterbury, Ashford, and Folkestone, which provide a wide range of shopping, recreational activities, transport connections, and services. The villages of Chilham and Chartham are also nearby and well-connected to the national train network. London Gatwick Airport (LGW) is approximately 106 km away.
