Flat to rent Claude Place, Cardiff

Description

Spacious 2 bed, top-floor flat available soon on Claude Road. This is a takeover of a 12-month tenancy (July 26 to July 27) - we're only moving because we're buying a place! Available end of October/ start of November (can be flexible with move-in dates). Tenancy can be renewed next year. Right next to Albany Road with plenty of convenient shopping. On-street resident parking available. It's only about a ten minute drive (or 30 min walk) to the city centre, 2 min walk to the bus stop to get into town. The ever popular Roath Recreation ground is just 5 minutes away. Quiet downstairs neighbours! Comes fully furnished with white goods/ small appliances, but please note that some of the furniture in the pictures is ours and will be taken with us when we move. There are some marks and stains on the walls - this is from historic water damage from a leaky roof/ repairing damage from when the new roof was installed. The roof was fully replaced last year so there are zero ongoing issues - purely cosmetic. We've asked the letting agency to fix this before we move out. Rent is 990/ month plus bills (council tax not included). Available for students or professionals. Please note that since you'd be taking over our tenancy, we would refer you to Kingston's (letting agency) for you to sign the lease with them. No smoking or pets. UK homeowner guarantor required. Council tax band D EPC Rating D Please send a message if you're interested/ would like a viewing. Thank you!
