Free private parking is available for one car, with additional parking options nearby. Constant communication is available, and the 53 Degrees Property team are always happy to help. Weekly cleans are offered, and a clean workspace is provided.

Quiet hours are observed from 10 PM to 8 AM. This is a peaceful residential area. Smoking is not allowed indoors, and any violation will result in a £1000 charge to cover deep cleaning and damage. Loud music, smoking indoors, or any sign of parties will trigger monitoring systems and lead to instant removal without refund. Stays over 10 nights require additional housekeeping for an extra fee. Early check-in is available for £20/hour before the stated time (if not pre-approved), and late check-out (after 10 AM) is £20/hour. The lead guest must complete a secure check-in form, agree to T&Cs, and provide a valid UK photo ID or passport. The host will interact with guests via Airbnb, email, or phone between 8 am and 11 pm. If arrival is scheduled outside these hours, please notify prior to arrival to ensure key collection and property accessibility.
