I'm looking for someone to move into my spare room in a beautiful flat in Leith, after a good friend has moved out. Someone pursuing a professional career would fit in well, as I work quite a lot. At the weekends I enjoy a run, a board game or a beer.

The flat has a beautiful entrance and good views across the park from the living room. An eclectic mix of furniture from local antique shops gives the shared spaces a cosy atmosphere. I'm sociable and have designed the flat with guests in mind. It has fast Wi-fi, a through-house Sonos system and a gas fireplace.

The kitchen is well equipped with a gas hob, new washer/drier and coffee machine. The bathroom has a good shower and a free-standing bath. Your bedroom has plenty of storage in a large closet and a proper mattress. The plumbing, gas, fire safety and electrics have been assessed and modernised to the council's rental licensing standard.

Leith is a friendly place with a community feel. There are a dozen good pubs, bars and restaurants within 10 minutes' walk, and a tram stop, Tesco and a gym are all nearby.
