The open-plan living and dining space features comfortable seating and a smart TV, with floor-to-ceiling doors leading to a large private balcony. The fully equipped kitchen includes an oven, electric hob, microwave, toaster, kettle, fridge/freezer, dishwasher, and washer-dryer, along with a full set of cookware, plates, glasses, and utensils. The primary bedroom offers a king-size bed with storage, and the second bedroom has a double bed. Fresh hotel-quality linen and towels are provided. There are two modern bathrooms with good water pressure.

A parking space is available, marked 18/7 on the ground, with a code padlock. Complimentary tea and coffee, along with bottles of shampoo, shower gel, and soap, are provided. A washing-up pack, toilet roll, and kitchen roll are also included for the first couple of days.

Includes ultra-fast Wi-Fi (1,000 Mbps – Hyperoptic), an iron and ironing board located in the hall cupboard, and a vacuum cleaner also in the hall cupboard.

The apartment is accessed via stairs with no lift. Please respect the building and be considerate of noise levels, as the hosts love their neighbors. Check-in time is after 4pm and check-out time is before 10am. A £30 charge will be requested for early check-in without permission or for late check-out. A £100 fee will be applied for late checkout. There will be a fee for lost keys, £100, and a fee of £50 for a call-out if keys are forgotten inside the flat. The full cost of lock replacement will be charged for lost keys. No pets are permitted. Smoking is not allowed. Bookings are subject to a verification process carried out by a trusted partner, Truvi. In rare cases where a booking is flagged, additional information may be requested or the reservation canceled.

IMPORTANT: Our partner requires guest verification facilitated by Truvi (previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process. The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee, currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay. Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.

The apartment is situated on Sinclair Place, a quiet residential street in Dalry, just west of Edinburgh city centre. Haymarket Station is a short walk away, providing excellent rail, tram, and bus connections, including direct links to the airport. Local cafes, bakeries, pubs, and shops are within easy walking distance on Dairy Road and Gorgie Road. The West End and Princes Street, known for shopping, dining, and cultural attractions, are a pleasant walk or short tram ride away. The Edinburgh International Conference Centre (EICC) and major office hubs are also nearby. Harrison Park and the Union Canal offer scenic paths for a peaceful stroll or morning run.
