It was recently decorated and has a king-size bed, a double wardrobe with drawers, an armchair, a bedside table, a smart TV, microwave, kettle, hairdryer, iron and clothes airer. A mattress protector, duvet, pillows and one duvet set can be provided if needed.

The flat has central heating and hot water from a combi boiler, with all bills included: gas, electricity, council tax, fast WiFi and a weekly cleaner for the communal areas. The kitchen has a washing machine, tall fridge freezer, induction hob, electric oven, air fryer, microwave, kettle and toaster. There is a shower room with an electric shower, a communal drying green to the rear and a private garden.

Off-street public parking is available and bus links into Edinburgh are excellent. Eskbank train station is about a mile away, with trains to Waverley or Tweedbank in around 25 to 30 minutes.

Dalkeith Country Park Town Gate is a few minutes' walk away, with a Go Ape inside. Nearby are an award-winning Indian restaurant, a launderette, a convenience store, further restaurants and cafes, pubs, shops, banks, a Post Office, Morrisons and a large Lidl. The current tenants are quiet working professionals.

A £400 deposit is required to hold the room, and the first month's rent is due on move-in. HMO licence approved, landlord registration pending.
