A quiet, fully furnished double bedroom is available in a friendly, owner-occupied three-bedroom detached home in the popular Roundhay area of Leeds, a short distance from Roundhay Park and the cafes and bars on Street Lane.

Rent is £495 per calendar month, including household bills (gas, electricity, council tax, water and superfast broadband), plus a monthly cleaner. The deposit is £300. The room has a single bed, with space for a double bed if preferred. Bedding and linen are to be provided by the lodger. The bathroom is shared with one other mature female householder. On-street parking is available; private driveway parking with access to home EV charging may be available at an additional cost, by separate negotiation.

You will be sharing with a married couple and a 77-year-old female householder, along with a shy resident cat, so you must be comfortable living with cats. No additional pets can be accommodated. We are seeking one considerate, tidy and respectful lodger who appreciates a peaceful, quiet home and values everyone's privacy.

House rules: single occupancy only; non-smokers only; no additional pets; no overnight guests, though occasional daytime visitors may be possible by prior arrangement; mutual respect for shared spaces, privacy and household routines.
