Room to rent Woodland Road, Nailsea

This is a room in my own home in Nailsea. I live here with my son, who is with me part of the week, so you would be lodging with us rather than sharing a house with a group of strangers.
There are two double rooms upstairs: One at £650 a month, available now. One at £675 a month, available from 1 October - this one has a king size bed. Both rooms come with a bed and wardrobe, included in the rent. I am happy to swap the king size for a single if you would rather have the extra floor space.
All bills are included in the rent - gas, electricity, water, broadband and council tax (the property is council tax band D) - based on normal household use.
You would share the kitchen, the two bathrooms, the garden and the drive for parking. The living room is family space for me and my son, so it is not part of the let.
About the house: Quiet, safe area. Two bathrooms, so no queue in the morning. Parking on the drive. Garden. Clean, calm, non-smoking home. We have two small dogs, a Shih Tzu and a Shih Tzu-Poodle cross. They are low-shedding and very much part of the family here, so you would need to be happy around dogs. Sorry, I am not able to take any more pets.
I am looking for someone kind, tidy and respectful. Minimum stay is 6 months and references are required. Couples are welcome to get in touch, but only if you would take both rooms together.

Dit is een kamer in mijn eigen huis in Nailsea. Ik woon hier met mijn zoon, die een deel van de week bij mij is, dus je zou bij ons inwonen in plaats van een huis te delen met een groep vreemden.
Er zijn twee tweepersoonskamers boven: Eén voor £650 per maand, direct beschikbaar. Eén voor £675 per maand, beschikbaar vanaf 1 oktober - deze heeft een kingsize bed. Beide kamers zijn voorzien van een bed en een kledingkast, inbegrepen in de huurprijs. Ik ruil het kingsize bed graag om voor een eenpersoonsbed als je liever meer vloeroppervlak hebt.
Alle rekeningen zijn inbegrepen in de huurprijs - gas, elektriciteit, water, breedband en gemeentebelasting (het pand valt onder gemeentebelasting band D) - gebaseerd op normaal huishoudelijk gebruik.
Je deelt de keuken, de twee badkamers, de tuin en de oprit om te parkeren. De woonkamer is een familieruimte voor mij en mijn zoon, dus deze maakt geen deel uit van de huur.
Over het huis: Rustige, veilige buurt. Twee badkamers, dus geen wachtrij in de ochtend. Parkeren op de oprit. Tuin. Schoon, rustig, rookvrij huis. We hebben twee kleine honden, een Shih Tzu en een Shih Tzu-Poedel kruising. Ze verharen weinig en zijn erg onderdeel van het gezin hier, dus je moet het niet erg vinden om bij honden te zijn. Sorry, ik kan geen huisdieren meer accepteren.
Ik zoek iemand die vriendelijk, opgeruimd en respectvol is. Minimum verblijf is 6 maanden en referenties zijn vereist. Koppels zijn welkom om contact op te nemen, maar alleen als je beide kamers samen neemt.
