THE ROOMS
Both bedrooms have recently been refurbished and come fully furnished.

ROOM 1 - The en-suite bedroom comes furnished with a small double bed, wardrobe with chest of drawers, bedside drawers, desk & chair, and shelving. It has a good-sized private en-suite bathroom and plenty of storage. It's a bright, comfortable room.

ROOM 2 - The shared bathroom room comes with a double wardrobe, chest of drawers, and plenty of useful storage. It offers a lovely outlook over the beautiful, well-maintained rear garden.

THE HOUSE
The communal areas have also recently been refreshed and the house has a comfortable, homely feel. You’ll have access to a fully equipped kitchen, a comfortable communal living space, a separate utility/laundry area, a lovely, well-maintained garden with a recently refreshed patio area and new outdoor furniture. Business-grade Wi-Fi and Netflix & Disney+ are included.

GREAT LOCATION & PARKING
The property offers excellent parking with a large driveway. It is approximately a 10-minute walk into Rugby town centre, with a bus stop directly outside the house. A large Sainsbury's is nearby, and shops and local amenities are within easy reach. Excellent road links are also available.

All bills are included in the rent, including gas & electricity, water, council tax, regular communal cleaning, and garden maintenance.
