Smoking, vaping, burning candles, or using open flames anywhere inside the premises, on balconies, or in communal areas is strictly prohibited. Any breach triggers an immediate, non-negotiable £250 penalty plus the full invoiced cost of specialist chemical ozone treatment, deep-cleaning, and relevant diagnostic call-outs. Only declared, registered guests named in the booking are permitted inside the property at any time. Parties, excessive gatherings, commercial activities, and pets are strictly forbidden. Quiet hours run from 22:00 to 07:00. Anti-social behavior, noise complaints from neighbors, or occupancy breaches result in immediate lease termination, physical eviction via security teams, zero refund of remaining nights, and forfeiture of the entire deposit. Guests must leave the property in a sanitary, respectful state. All household rubbish must be securely bagged and deposited in the property’s assigned external council wheelie bins before check-out. Excessive refuse left inside, misplaced recycling causing council refusal, or extreme messes requiring abnormal housekeeping delays incur a minimum £50 fee deducted from the deposit. Check-out is strictly by 10:00 AM to allow scheduled housekeeping access. Unauthorised late check-outs between 10:00 AM and 12:00 PM will incur a flat fee of £70. Keys must be returned strictly to the designated lockbox or KeyNest location upon departure. Any lost keys, keys locked inside, or lock damage will result in the full cost of emergency contractor/locksmith callouts and cylinder replacements being deducted directly from the security deposit. Management assumes zero liability for personal belongings left behind. Low-value or perishable items (clothing, chargers, toiletries, food) are discarded immediately by cleaning crews during turnover. High-value items (laptops, phones, legal documents, fine jewelry) are secured for 7 calendar days; retrieval is handled strictly via tracked courier prepaid by the guest, plus a £30 administrative handling fee. Unclaimed items are disposed of after 7 days. Guests may not use the property address for postal deliveries, credit registration, vehicle registration (DVLA), business registry (Companies House), or legal residency claims. Any post received will be marked "Return to Sender" or securely shredded. We do not accept liability and offer no compensation for localized disruptions outside our reasonable control, including municipal utility supply cuts (water, gas, electricity), telecommunications/fiber area outages, adverse weather, or external neighborhood building works. CCTV may be in operation in external areas of the building for security purposes.
Pots and pans are provided; however, we do not supply oil, salt, or pepper.
