The ground floor features an open-plan living space with a modern kitchen, a breakfast bar for two, and a comfortable sofa with a smart TV. Upstairs, you'll find a large bedroom with a double bed, seating area, and wardrobe space, along with a separate bathroom complete with a bath and a separate shower. The kitchen is equipped with a fridge/freezer, Nespresso Krups coffee machine, hob, extractor, oven, microwave, toaster, kettle, and a washing machine/tumble dryer.

Driveway parking is available for one car and mid-stay cleaning and linen changes can be organised on request for an additional charge, and are required for stays longer than 14 days.

This property is set-up to offer remote access with easy self check-in, and no direct contact with anyone is required. Free Wi-Fi is available throughout.

Please be aware that the driveway and external side door are shared with the main house, and you may see the hosts from time to time. Distant noise from the playing fields can be heard occasionally on Saturday and Sunday mornings. Check-in is after 4pm and check-out is before 10am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time. Parties are strictly prohibited, and smoking is strictly prohibited anywhere on the premises. Extra guests are not allowed. Please keep noise down to respect the neighbours. No shoes inside, candles are strictly prohibited, and guests are asked to be mindful of energy usage by switching off lights and turning down heating when leaving the property.
The annexe adjoins the main house. You will have uninterrupted use of the annexe itself during your stay. The property is professionally cleaned, and high-quality bed linen and towels are supplied and replaced between each stay. Refillable bathroom toiletries are provided to reduce waste. A washing-up pack, washing machine tablets, toilet roll, and kitchen roll are also provided. This is a child-friendly property, but only for infants in a travel cot; guests are welcome to bring their own. The house itself does not form part of the listing and is restricted from guest access. There is no outdoor space available for guest use.

IMPORTANT: Our partner requires guest verification facilitated by Truvi (previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process. The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee, currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay. Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.

The annexe is a short drive from the Chiltern Hills (Area of Outstanding Natural Beauty), making it the perfect base to explore both the historic city of Oxford and the surrounding beautiful countryside. The property overlooks playing fields and farmland.
