Entertainment is provided by two Smart TVs with access to Netflix, Amazon Prime, YouTube, and Now TV, where you can sign in with your own account. The property also includes smoke and carbon monoxide detectors and fast Wi-Fi.
Enjoy a rare private patio garden, perfect for a quiet escape. Free parking is available on single yellow lines after 6:30 pm – 8:30 am Monday–Saturday and until midday Sunday, with metered parking during operating hours. A long-stay parking option is available at NCP Edinburgh Castle Terrace, approximately a 12-minute walk away. Guests will have full access to the property. The property will be cleaned and prepared with linen and towels for your arrival. A limited amount of consumables, such as toilet roll and travel-size shampoo/conditioner, will be provided to start your stay.
Fast Wi-Fi is available, with the router located in the basement bedroom and a booster in the kitchen.
Please note that the spiral stairs leading to the double bedroom are quite steep. Check-in time is after 4 pm and check-out time is before 10 am. There will be a £100.00 charge for lost keys, broken keys, and key call outs. A £30.00 charge will be applied if guests check in early or check out late without permission or do not place the keys back in the key safe on their departure. Mid-stay cleans are not included, but can be booked for an additional fee. Please respect the neighbors and keep noise down, with no noise after 10 p.m. Use the table mats and coasters to protect the furniture. When leaving the property, please make sure to lock all doors and windows and turn the thermostat down to 10 degrees. Pets are not allowed. Smoking is not allowed. For stays from 24 July 2026 onwards, guests will be required to pay a Visitor Levy (tourist tax) of 5% of the accommodation cost before VAT, applied to the first 5 nights of your stay.
The property has a Ring doorbell camera at the main entrance (external only).
IMPORTANT: Our partner requires guest verification facilitated by Truvi (previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process. The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee, currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay. Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.

It's a short walk to Princes Street (10 min), Dean Village (10 min), the Scottish National Gallery of Modern Art (12 min), and Edinburgh Castle (15-18 min). The neighborhood offers upscale dining, boutiques, cozy wine bars, brunch spots, and independent bakeries. Haymarket Station, providing rail, tram, and airport connections, is nearby, along with numerous bus routes.
