A lovely, large, and light room with an en-suite shower room occupies the entire top floor of a large 4-bedroom house. It offers privacy, quiet, ample space, and air conditioning. The house is welcoming, comfortable, peaceful, and uncrowded.

Bills are included: council tax, water, gas, electricity, broadband, and a weekly cleaner. The only exception is the electricity usage for the air conditioning in the summer when it is used for cooling. There is a separate meter for that room only.

The room is sunny, light, and recently decorated. It is furnished with a comfortable double bed, bedside drawers, built-in wardrobes and drawers, an armchair, lamps, and a coffee/side table. Blackout blinds and curtains are included. Bedding and towels can be provided.

There is shared use of a well-equipped kitchen with a dishwasher, smart oven, food processor, pans, cutlery, and tableware. A dining area, a garden with outdoor dining furniture, and a utility room with a washing machine, iron, and ironing board are also shared.

The house is situated in a pleasant, leafy residential area on a quiet street, close to Elthorne Park, which features tennis courts, an outdoor gym, and lovely canal-side walks. It benefits from good transport links and on-street parking with a local authority parking permit.

You will be sharing with a friendly landlady and a well-behaved spaniel. One other adult will be present at some point in the next couple of months.

We are looking for someone who values living in a calm, uncrowded home with excellent facilities. This room is suitable for those with a quiet desk job who work from home some or all of the time, and those whose working hours require them to sleep during the daytime. It's a good house for those who value their sleep! Not a party house.

It is very convenient for Heathrow Airport, Ealing Hospital, Sky, and other businesses near the Great West Road, and West London University Brentford campus.

Boston Manor tube station on the Piccadilly line is about an 8-minute walk away, providing access to central London and Heathrow Airport. Hanwell station (Elizabeth line) and Brentford mainline station are also reasonably close.

Buses E8 and 195 are available nearby, connecting to Brentford, Ealing Broadway, and Hanwell.

Drivers have easy access to the Great West Road, the M4, and the M40.

Local shops are close to Boston Manor tube station, including a Sainsbury's, a Post Office, and a coffee shop. Other shops, restaurants, and cafes are nearby on Northfields Avenue, Hanwell Broadway, and West Ealing Broadway.
