The flat is modestly sized, ideal for two people. Situated on the top floor of a three-storey terraced building, its charm includes experiencing slight temperature fluctuations in peak summer and winter. There are four other flats in the building, and the current tenants are friendly.

The room is mostly unfurnished, though the previous tenant can leave their bed-frame and mattress for £50. The living room is furnished, and the kitchen is kitted out with most essentials.

Bills are just under £200 per month, potentially increasing with heavy energy/water usage or if working from home. WiFi contract savings are possible.

You will be sharing with a friendly, tidy, and clean healthcare professional who values both social interaction and personal space. They are a straight, left-leaning vegan man, open to sharing with people of all genders, sexualities, and political persuasions.

Preferences for a new flatmate include being friendly, respectful of noise and space, and valuing a clean, tidy, and uncluttered flat. Ideally, you would not work from home more than 1-2 days a week and would not frequently cook meat.

Non-negotiables include no couples due to flat size, no parties, no indoor smoking, and pets are subject to discussion. Bike parking is available outside on the garden railing, with council cycle hangars costing approximately £120 annually. There is no allocated car parking.
