My flatmate is moving out, so I am looking for someone to take over her room in our two-bedroom, one-bathroom flat near Caledonian Road. Move-in date is 18th December, with no flexibility on this.

• 15-minute walk to Highbury & Islington Station (Overground and Victoria Line)
• 30-minute walk to Kings Cross or Angel Islington
• Great cafés, parks and pubs nearby

The flat:

• Modern open-plan living room and kitchen on the 1st floor
• Furnished double bedroom with space for a desk (3.51 x 3.05m). The metal shelves belong to my flatmate and will be removed
• WFH welcome in your room, not in communal spaces
• Balcony overlooking the communal garden
• Quiet, secure building with a resident gym and 24/7 concierge
• I have lived here for three years and love the flat and area, and hope to stay on

Rent and bills:

• £1,225 per month (water included)
• Utilities (electricity, WiFi, council tax band E) around £190-220 per month
• £1,224.23 deposit, protected by the DPS

About me and who I am looking for:
I am 28, work in tech on a hybrid 9-5 schedule, and am a major foodie who enjoys hiking, concerts and bouldering. I like hosting get-togethers now and then and value direct, honest communication. I am looking for someone (preferably a woman or non-binary person) in their mid-20s or early 30s with a similar lifestyle. A long-term stay is preferred. Ideally you are clean, considerate and respectful of shared spaces, happy to share a glass of wine occasionally, and want a comfortable flat atmosphere. Queer-friendly and anti-racist household.
