A bright double room with a large bay window in a calm, well-kept house, available for six months while the usual lodger is away. One monthly payment covers council tax, gas, electricity, water, broadband, and a professional clean of your room and the shared areas every two weeks.

The room is approximately 14 m² at the front of the house, with original stained glass. It is furnished with a double bed, wardrobe, chest of drawers, bedside cabinet, couch, desk and chair. Bedding, towels, TV and computer are not provided.

You will share the house with the owner, who lives here, her son (part of the week) and one other lodger. The house is not a party house; occasional social gatherings take place and everyone is welcome to join in. Shared facilities include a kitchen, sitting room, conservatory, bathroom, separate downstairs toilet, garden and garage with extra and bicycle storage.

Clapham South (Northern line) and Clapham Common are a five-minute walk away, Balham is ten minutes away, a supermarket is across the road and the G1 bus stop is two minutes away.

The room suits a considerate working professional who is a non-smoker (smoking outside only) and has no pets, and who can commit to the full six months. It is covered by a lodger licence, not a tenancy. References and a Right to Rent check are required before move-in. There may be a chance to stay on after the end date by arrangement with the owner.

Viewings are in person, by appointment, with the current lodger or the owner.
