Two double rooms are available in a friendly 3-bedroom warehouse home, located in a peaceful creative district by the canal between Clapton and Tottenham Hale. The rooms are offered as current flatmates are moving to another studio. We are open to friends joining as a pair, or couples taking both rooms. Long-term flatmates are ideally sought, but short lets of a minimum of 1 month are considered. Preference is given to people from the LGBTQI+ community, female, trans, or non-binary individuals. For long-term lets, applicants should be 33+; flexibility on age is possible for shorter terms. Viewings are available now. The homely studio is part of a creative warehouse, a short walk from Stamford Hill Broadway for shops and well-connected to Seven Sisters, South Tottenham, and Tottenham Hale for transport. It is situated by the canal and close to Springfield Park, Markfield Park, and Walthamstow Wetlands & Marshes, making it ideal for those who enjoy green spaces and peaceful walks. The studio features a large communal living space with a dining table, sofas, plants, a projector, games, speakers, and lighting. There is also a reading nook with a desk on the mezzanine. The unit, shared with other studios, includes a shared outdoor workshop area and a shared garden with a deck overlooking the canal. Room 1, upstairs, is the brightest room with a skylight. Room 2, downstairs, is a carpeted square room with a window. Both rooms are furnished with a desk, double bed, office chair, clothes rail, and chest of drawers. Guests are welcome to bring their own furniture, with storage available for unwanted items. Decorating the room is also encouraged. You will be sharing with Knotty (38), a Festival & Event Manager who enjoys bringing people together and is often out engaging in activities or keeping active. Knotty works full-time, typically 3 days in the office and 2 from home in winter. They value both socialising at gigs, theatre, and queer events, as well as quiet evenings at home. We are looking for a tidy, considerate person who helps maintain a clean and cosy living environment. Ideally queer, but active allies are welcome, with a preference for female, trans, or non-binary individuals. Someone proactive who is willing to contribute to shaping the space, whether through warehouse improvements or outdoor/plant care, is desired. Open communication is important, as is the ability to discuss matters honestly and kindly. Due to the open-plan nature of the space, it is best suited for someone who does not work from home most of the week. While not a party warehouse, the intention is to host friends for dinners, drinks, crafting, and films. Practicalities include water being included, council tax at £58/month each, internet at £10/month each, seasonal gas & electric, and a fortnightly cleaner at £12 each.
